Cracked Asphalt Is Sending You a Message

Sun oxidation and environmental factors weaken asphalt’s elasticity over time. Once cracks open up, water gets in, the base softens, and small problems quickly become big ones. Those cracks are the pavement’s way of telling you it’s time to act.

We recommend a high-grade crack-sealing compound that meets ASTM D6690 followed by a sealcoat reapplication every 2–3 years. That two-step rhythm — seal the cracks, top with sealer — is the lowest-cost way to extend the life of any driveway or parking lot.

Maintenance tips

  • Clean up oil and gas spills promptly — petroleum eats through sealer and softens the asphalt underneath.
  • Use a plastic snow shovel, not a metal one. Metal blades chip the surface and accelerate raveling.
  • Don’t wait for cracks to widen. A 3/8″ crack you treat this year is cheaper than the 1″ crack you treat next year.
