The same nine-step process applies to residential driveways and commercial parking lots. The only difference is scale — on a parking lot we use rotary brooms with high-tensile steel bristles in place of push blowers, we apply one liberal coat of our custom blended exclusive polymer modified R-P-355e pavement sealer, and we hold the lot closed for a 48-hour cure.
A. Power trim the edges.
All edges of your pavement surface will be power trimmed of all overhanging grass.
B. Clean and blow off the surface.
The entire pavement surface will be extensively cleaned and blown off, using steel wire brooms and large industrial push blowers.
C. Heat-flash and prime petroleum stains.
Visible petroleum marks receive heat flashing followed by oil spot primer application to ensure proper bonding.
D. Hot-fill cracks 3/8″ or larger.
Cracks 3/8 inch or larger (excluding pavement edges) will be cleaned of all dirt and debris and filled using the most highly advanced rubberized hot tar crack sealant available today.
E. Treat chicken-wire / cracked sections.
Chicken wire areas / cracked sections are treated with hot rubberized sealant when specified.
F. Repair potholes (when specified).
Pothole repairs (if specified on your proposal) will be completed by removing all loose debris from the pothole, applying an industrial grade synthetic asphalt patch.
G. Apply the R-P-355e sealer.
One brush-applied coat of custom R-P-355e polymer-modified sealer with rubberized epoxy latex and silica sand. (On commercial parking lots: one liberal coat of our custom blended exclusive polymer modified R-P-355e pavement sealer.)
H. Sign off and stake for the cure.
Signs, stakes, and caution tape installed for minimum 48-hour curing period.
I. What sealcoating won’t do.
Our sealcoating will not remedy low spots, smooth out rough surfaces, or hide defects or oil spots.
