Did you know that a lot of sealcoating companies cut corners on how they mix their sealcoat? Also, did you know that over diluting sealcoat makes it cheaper for the contractor to purchase, allowing for a cheaper price, or even the same price as a competitor, with the client being cheated in the long run? Sealcoat is sealcoat right? Is every car the same as other cars? Do they all look and cost the same? The bottom line at Beckage Sealcoating is that we are more in the “Trust Business” more than anything else. Trust is the cornerstone of any business along with transparency and that is what sets us apart from the rest. At Beckage Sealcoating we believe that you get what you pay for and deserve what you pay for and we believe that when you deserve the best we are here for you.
Please keep in mind that a coal tar Emulsion Sealcoat lasts 2-3 times longer than Asphalt Emulsion Sealcoat.
That is why we only offer coal tar due to it’s cost saving for our customers.

Federal Specification R-P-355e was issued June 19, 1987 and remains the benchmark standard for refined coal-tar pitch emulsion sealer. We use it on residential driveways and commercial parking lots alike — the same minimum standard, regardless of the size of the job.
The full Federal Specification R-P-355e chart covers homogeneity, chemical and physical properties, drying time (firm set within 8 hours), adhesion, flexibility, impact resistance, and the testing and sampling protocols required to certify each batch.
Brands we use
- GEM Seal
- Crafco
- SealMaster
- Neyra
Note: the full R-P-355e specification table (homogeneity, chemical/physical properties, drying time, adhesion, flexibility, impact resistance, testing protocols) was not captured in the audit. Re-fetch the original spec chart from the existing site or the Federal Specification PDF before publishing.
